About This Project
A complete renovation of a 1970s villa in Forte dei Marmi (LU), converted into a holiday home for the owner’s family.
The project involved the total refurbishment of the building utilities, interior and exterior finishes, and the architectural refurbishment of the building envelope, retaining the original layout whilst updating the property in a contemporary, Mediterranean style.
Interior refurbishment and system upgrades
The villa, spread over a single level and set within a large garden featuring maritime pines, underwent a complete interior refurbishment.
Whilst retaining the original layout, the following works were carried out:
- complete refurbishment of the electrical and plumbing systems;
- replacement of flooring and wall coverings;
- new internal and external doors and windows;
- redesign of bespoke furnishings.
The interiors have been redesigned in a minimalist style with neutral tones, in accordance with the owners’ taste.
Renovation of façades and external envelope
Also the exteriors have been completely refurbished, removing the original plaster with its rough-textured finish typical of the 1970s and applying a new, fine-grained plaster finish that is more contemporary and elegant.
We carried out the following work:
- remodelling of the portico columns;
- replacement of deteriorated wooden elements;
- refurbishment of the roof, including the replacement of guttering and part of the roofing;
- reconstruction of the boundary walls at the vehicle and pedestrian entrances.
The façades have been retained in shades of white and blue, echoing the Mediterranean architecture typical of the Versilia region.
Garden landscaping and future developments
The garden has not undergone any substantial changes, in anticipation of the future construction of a swimming pool for the villa, which will complete the property enhancement project.
Final result
The renovation has transformed a 1970s villa into a contemporary summer residence, improving its comfort, efficiency and property value, whilst respecting the exclusive setting of Forte dei Marmi.
